Not all gates are equal. Guard-gated communities — like The Oaks of Calabasas, Hidden Hills, and Beverly Park — have 24-hour staffed entry booths that log every visitor. Auto-gated communities use electronic gates with key cards or codes. Private enclaves like The Estates at The Oaks or Oak Pass in Bel Air may have multiple layered gates with no external HOA visibility at all. The map color-codes every community by gate type so you can filter immediately.
School district can determine which side of Mulholland Drive you choose. Las Virgenes Unified (LVUSD) — consistently ranked among California's top public districts — serves Calabasas, Hidden Hills, and Agoura Hills. LAUSD serves Encino, Tarzana, Sherman Oaks, Studio City, Beverly Hills Post Office, Bel Air, and Hollywood Hills. Santa Monica-Malibu Unified serves Malibu's gated communities.
